Hoarding cleanup

Hoarding situations are more common than most people realize, and they’re rarely simple. Whether you’re a family member trying to help, or a property manager preparing a unit, we approach every job the same way: without judgment, and with a clear plan.

Why This Isn’t General Cleaning

Hoarding is a biohazard situation, not a tidying job.

What looks like clutter often isn’t just clutter. Hoarded environments regularly involve real biohazard concerns that require the same training and equipment as a trauma scene — not a cleaning crew with trash bags.

How Severe Is It?

Three levels of hoarding we typically see.

Hoarding runs from heavy clutter to conditions that threaten health and safety. Professionals often use the Clutter Image Rating scale, a series of photographs rated 1 to 9 showing the same kinds of rooms at increasing levels of clutter, to describe how severe a space is. If you’re not sure how to describe what you’re facing, that scale can help you put a number to it. We’ll talk it through with you either way.

Clutter-heavy

Surfaces and floors are crowded, but pathways, plumbing, and utilities are still accessible. The work is mainly sorting, removal, and deep cleaning.

Unsanitary

Spoiled food, pet waste, mold, or pests are present. This is biohazard work: protective equipment, regulated waste handling, and full sanitizing.

Unsafe

Exits or rooms are blocked, utilities are unusable, or there is human waste or animal remains. Expect a larger team, containment, multiple days, and coordination with other professionals when needed.

These are plain-language descriptions, not a clinical rating.

Our Standard

Remediated to a safe, clean standard — every time.

  • From light clutter to severe, biohazard-involved conditions
  • Animal waste and biohazard material handled as part of the process, not an afterthought
  • Affected items are always removed for proper disposal, never left behind or simply relocated
  • A clear plan before work begins, and respectful handling of belongings throughout

Who Calls Us

Usually it’s someone who cares about the person, or the property.

Most hoarding calls come from family members, property managers, landlords, HOA boards, estate attorneys, and real estate agents, and sometimes from therapists, social workers, and senior-care professionals supporting a resident. We take direction from the owner or the person with legal authority over the property, and we handle the person’s belongings with respect.

How we treat belongings

  • We agree up front on what must be kept: documents, medications, valuables, keepsakes
  • Items found along the way that look important are set aside, not discarded
  • Contaminated items are removed and disposed of properly, never left behind or moved to another room
  • Work can be phased when the situation allows, so it isn’t overwhelming

Our Process

A clear plan, without judgment.

Assessment

We walk the property with you and identify what needs to be removed, sorted, or remediated.

Sorting & removal

Items are sorted respectfully; contaminated material is set aside for proper disposal.

Biohazard remediation

Feces, mold, spoiled food, and other biohazard material are cleaned and sanitized to CDPH and OSHA standards.

Final clean & verification

The space is fully cleaned and, on request, tested to confirm it meets a safe standard.

Planning the Job

What shapes the scope and the price.

  • How much has to be removed, and how many rooms are involved
  • The level of contamination: feces, mold, spoiled food, pests
  • Access: stairs, gated communities, distance to the dumpster
  • How many people, and how many days
  • Odor treatment afterward, when it’s needed
  • Deadlines from a landlord, HOA, city, or sale

We don’t quote prices over the phone or on this site, because two homes of the same size can look nothing alike. We assess in person and give you a clear estimate first.

Why It Matters Who You Hire

This work is regulated, not optional cleaning.

Biological material — feces, mold, decomposition — can’t legally go in regular trash or a standard dumpster. As with all our work, hoarding cleanup is handled exclusively by our own certified team, never subcontracted, following the same documented, itemized process that supports insurance and reimbursement claims. We serve the Coachella Valley, Riverside County, San Bernardino, and El Centro.

FAQ

Frequently asked questions

Does the resident need to be there?

Not always, but their involvement helps when it’s possible. We need authorization from the property owner or the person with legal authority to approve the work. If the resident can walk through with us and point out what matters to them, we encourage it.

Will you throw everything away?

No. We sort first. Documents, valuables, and keepsakes are set aside for you. Items contaminated by feces, mold, pests, or spoiled food are removed and disposed of properly, because they can’t safely stay.

Does insurance cover hoarding cleanup?

It depends on your policy and the cause. Hoarding cleanup itself is often not covered, while related damage sometimes is. We provide itemized documentation either way, so you have what you need if you file a claim.

How long will it take?

A light-to-moderate home can often be done in one to a few days. Severe homes take longer. We give you a scope and timeline after the walkthrough.

What if there are animals or pests?

We handle the waste and remediate the area, including dead animals and rodent contamination. Living animals need to be taken by their owner, animal services, or a rescue, and we can point you in the right direction.

What if there’s a deadline from a landlord, HOA, or city?

Tell us when you call. We can plan around a notice or deadline, and we provide documentation that shows what was done and when.

Is this confidential?

Yes. Unmarked vehicles, no branded clothing or equipment, and we don’t use identifiable images of your property without separate written consent.

Our full scope stops at removal and decontamination. If a situation involves repair, flooring, or drywall, we’ll connect you with a trusted contractor to finish the job. Related odor from smoke, decomposition, or long-term neglect is handled through our dedicated Odor Removal service, standalone or paired with hoarding cleanup. Planning a job?
