Disclosure inspections & property assurance
Whether you’re buying a home, selling one, or simply want assurance that a property is clean, our inspections give you a clear, professional answer. This isn’t limited to disclosure requirements — if you want peace of mind about a property’s condition, this service is for you.
Disclosure inspections
Pre-sale and pre-purchase disclosure inspections, done in plain language.
Cleanliness assessments
General property cleanliness assessments for buyers, sellers, and agents.
Remediation, if needed
For the toughest cases, direct recommendations and remediation services to resolve what we find.
Forensic-Grade Testing
We use the same tools law enforcement forensic teams do.
A visual walkthrough can miss what actually matters. For inspections where biological material is a concern, we use the same clearance testing technology used by police forensics and hospital infection control teams — not a guess based on appearance.
Where surfaces test positive for biological matter, we can perform deep cleaning and sterilization on the spot, rather than simply flagging the issue and leaving you to find someone else.
ATP clearance testing
The same technology used to verify our own completed remediation jobs, available as part of an inspection when biological contamination is a concern.

If remediation is needed, we provide a scope of work and estimate directly — no separate company to bring in.
FAQ
Frequently asked questions
How is this different from a regular home inspection?
A general home inspection looks at structure and systems. Ours looks at cleanliness and biological contamination: whether a property has conditions a buyer, seller, or agent should know about. It complements a home inspection rather than replacing it.
What is ATP testing?
ATP (adenosine triphosphate) testing uses a handheld meter and a swab to detect biological residue on a surface, so we know whether it’s actually clean, not just whether it looks clean. It’s the same method we use to verify our own remediation work.
Will I get something in writing?
Yes. You receive a straightforward written account of what we found, in plain language.
What happens if you find a problem?
We can give you a scope of work and estimate to fix it ourselves, so there’s no separate company to bring in. You decide whether to hire us for it.
Peace of mind, in plain language.
