Services / Odor Removal
Odor removal
Smoke, decomposition, dead animals, pets, and long-term neglect all leave odor that ordinary cleaning can’t reach. We find the source and remove it, so a home can be listed, rented, reoccupied, or reopened with confidence. Homes, rentals, businesses, and HOA communities across the Coachella Valley.
Smoke & fire
Smoke odor embeds itself in walls, fabric, and HVAC systems long after visible damage is repaired.
Decomposition
Odor from decomposition, whether human or animal, requires source removal, not masking.
Dead animals & rodents
Often trapped in walls, attics, or crawlspaces — found and addressed at the source.
General persistent odor
Long-term neglect, pets, or unknown causes — standalone or paired with another service.
For Agents, Property Managers & HOAs
Odor is a deal problem, a tenant problem, and a neighbor problem.
You don’t need a lecture on odor chemistry. You need a vendor who will find the cause, fix it, and document it, discreetly and on a timeline that fits yours.
Listings & sales
A smell can stall a showing, an inspection, or a close. We treat the source rather than the room, so the property shows the way it should. Estate, probate, and vacant homes are a common call.
Vacant & seasonal homes
Homes closed up through a desert summer come back with stale air, mildew, or a dry drain trap letting sewer gas in. We separate the odors we can treat from the ones that need a plumber or pest control, and we tell you plainly which is which.
Rentals & turnovers
Smoke, pets, cooking, and previous occupants. We work around your turnover calendar and treat the whole space, including HVAC and soft surfaces, not just the obvious room.
HOA & shared-wall communities
Odor travels through shared walls, ducts, and attics. When a unit’s condition affects neighbors, we work with the owner or the association as directed, keep it discreet, and provide written documentation of what we found and treated.
One call, one point of contact, and written documentation after every job. If you manage more than one property, see our For Partners page.
Our Process
We find the source. Then we eliminate it.
Assess
We identify the actual source of the odor, not just where it’s strongest.
Build a plan
A customized treatment plan based on the cause, the materials involved, and the space itself.
Treat
Professional-grade equipment removes odor at the molecular level, not a surface-level cover-up.
Verify
We confirm the odor is actually gone before calling the job complete.
The Technology We Use
Equipment built for the job, not a spray bottle.
Masking a smell is easy. Actually eliminating it requires reaching into porous materials and treating the air itself — which is why we use the same category of equipment restoration and remediation professionals rely on.
ULV Fogging
An ultra-low-volume fogger atomizes an odor-neutralizing solution into a fine mist that reaches into upholstery, carpet fibers, and wall cavities — the porous materials where odor-causing residue actually hides, not just the surfaces a wipe-down can reach.
Ozone Treatment
Ozone (O₃) oxidizes odor molecules at the source rather than masking them — effective on smoke, decomposition, and pet odor. Treatment happens in a sealed, unoccupied space for a set period, and the area is fully ventilated before anyone re-enters.
HEPA Air Scrubbing
A negative-air machine continuously filters airborne particles through HEPA and carbon filtration during and after treatment — containing odor and contaminants so they don’t spread to unaffected areas while we work.
Why It Matters Who You Hire
Easy to mask, hard to actually eliminate.
Without the right process and equipment, odor can persist or return after a job that looked complete. As with all our work, this is handled exclusively by our own certified team, never subcontracted, following the same documented, itemized process that supports insurance and reimbursement claims. We serve the Coachella Valley, Riverside County, San Bernardino, and El Centro.

FAQ
Frequently asked questions
How do you find where the smell is really coming from?
We walk the property and check the likely sources: HVAC and ductwork, attics and crawlspaces, wall cavities, flooring and subfloor, appliances, and drains. Where the smell is strongest isn’t always where it starts, because air moves. Finding the source first is what keeps the odor from coming back.
Will the odor come back?
Not if the source is removed or properly treated. Odor returns when something hidden is still there, or when a porous material, like saturated carpet pad, insulation, or drywall, can’t be fully treated. We tell you up front when something needs to be replaced instead of treating around it.
Is ozone treatment safe?
Ozone is not safe for people, pets, or plants while it is running, so the space is sealed and unoccupied during treatment, then ventilated before anyone goes back in. We choose between ozone, fogging, and air scrubbing based on the source, and ozone isn’t right for every situation.
How long does it take?
It depends on the source. A single-room treatment can take a matter of hours, while ozone, scrubbing, or removal of affected material can take a day or more. We give you a time estimate after the assessment, not before.
Can you treat odor after a death in the home?
Yes, but odor treatment comes second. Decomposition odor comes from biological material, so that has to be removed and cleaned first. See our Bio-hazard & Trauma service and our guide on what to do after a death at home.
What do agents and property managers get from you?
A clear scope before work starts, a discreet, unmarked arrival, coordination with the owner or listing agent, and written documentation of what we found and what we treated. If you need it for a disclosure file, a tenant dispute, or an HOA record, tell us when you call.
Do you remove cigarette smoke and pet odor?
Yes. Smoke and pet odor settle into soft surfaces, ductwork, and the air itself, so we treat the whole space. Heavy cases involving carpet pad, insulation, or drywall may need those materials replaced, and we tell you before we start.
How much does it cost?
We ask a few questions by phone or text, then assess in person before quoting, because the source determines the scope. You get a clear estimate before any work begins.
